HMO KIT - London Property Licensing Experts

Transparent Fee Structure

At HMO KIT, we believe in complete financial transparency. We separate our professional consultancy fees from the mandatory Local Authority licensing charges so you always know exactly what you are paying for.

1. Local Authority Licensing Fees

Every London Borough sets its own fees for Mandatory HMO, Additional, and Selective licensing. These are statutory charges paid directly to the council. By law, councils generally split these fees into two parts:

  • Part A Fee: Paid at the time of application submission to cover the council's administrative costs in processing the licence.
  • Part B Fee: Paid just before the Final Licence is granted, to cover the council's ongoing enforcement and management of the scheme.

We do not mark up council fees. Where possible, we will direct you to pay the council directly via their secure portal to ensure your funds are handled efficiently.

2. HMO KIT Consultancy Fees

Our fees cover the comprehensive administrative process of securing your licence. This includes property data audits, floor plan analysis, certificate compliance checks, completing the extensive application portals, and handling all correspondence with the council until the Final Licence is issued.

Standard Application Service

£350. No hidden fees.

Applicable for single-household Selective Licences or standard smaller HMOs. Fees scale depending on the complexity of the property (e.g., large Section 257 HMOs or properties requiring extensive compliance retrofitting).

3. Bespoke Quotes & Portfolio Discounts

If you manage a large portfolio of properties or represent a letting agency, we offer tailored pricing structures. We also offer discounted rates for simple licence renewals (where the property layout and management have not changed).
